A roof condition note for a home being listed
- What homeowners notice
- A seller is about to list a house and wants an honest account of the roof for the buyer's inspector. Two repairs were made before listing and no one wrote them down.
- What we do
- The roofer inspects the covering, the flashing and the drainage, checks the attic and records the state of each part. The two earlier repairs are listed where the roofer can date them from the materials, with the open items named separately.
- What to expect
- The seller receives a dated note with photographs, the areas not reached and the open items. The seller decides what to share, and the note is kept with the house papers.
