Roof Leak Repair

Roof Leak Repair: what it covers

Quick answer

A roof leak is found by tracing the water back to where it enters, not to where it shows. A local roofer stops the active leak, protects the rooms below, and then repairs the point of entry and any wet material that has to come out.

Start with the bucket. Put a container under the wettest spot, move furniture and electronics out of the drip, and lay towels or a plastic sheet over anything that cannot be moved. Turn off any light fitting or appliance in the wet area at the switch, and keep clear of ceiling sections that are bulging or sagging, because a wet ceiling can come down without warning.

Then find out where the water enters. In most cases the ceiling stain is downhill from the leak, so the stain is a poor guide to the source. Water runs along a rafter or a deck board before it drops, and a leak at a chimney can show as a stain on the far wall. Note the time of the leak, whether it happens in all rain or only in heavy rain, and whether it follows wind direction.

Call the line and say where the water appears and how much of it there is. A roofer will ask those same questions, and an accurate answer on the phone gets a technician to the right part of the roof on the first visit.

Warning signs

Signs you need roof leak repair

Keep out of a room where the ceiling is sagging or wet, switch off electrical items in the wet area at the switch, and do not climb the roof in rain or wind.

  • A ceiling stain that grows after rain, or that has a ring that keeps widening
  • Drips from a light fitting or an exhaust fan in the room directly below the roof
  • Water that runs down an interior wall at a corner, a chimney chase or a plumbing stack
  • Damp insulation in the attic that is dark, matted or smells of mildew
  • Peeling paint or bubbling plaster along a wall that meets the roof
  • Water found in a closet or a built-in shelf on an outside wall after a storm
  • A soft or sagging ceiling section, which means the leak is no longer a surface problem
Our process

How our roof leak repair visit works

  1. Stop the water and protect the room

Containers, towels and a plastic sheet go down first. Electrical items are moved or switched off. If a ceiling is sagging, the room is cleared and the area below is roped off.

  2. Find the point of entry

The roofer checks the attic above the stain, looking for the wettest rafter or deck board, then walks the roof to match the position to a flashing, a vent, a valley or a damaged covering.

  3. Make a temporary seal

Where the source is clear and the roof is safe to work, a temporary cover goes over the entry point to stop the water. This is a stop-gap and the quote says so, because a temporary cover is not a repair.

  4. Repair the entry point

The repair is made at the entry point: a flashing reset, a vent collar replaced, a valley resealed or a shingle or membrane patched. The area around it is checked, because a leak often has more than one entry.

  5. Dry the affected materials and record it

Wet insulation and damp decking are either dried or removed, depending on what the readings show. Photographs and moisture readings go into a written record for the homeowner and for any insurance claim.

How do you find a roof leak when the stain is somewhere else?

Follow the wet material back up the framing. Water tracks along rafters, sheathing and the tops of walls before it shows, so the source is usually uphill of the stain.

A roofer starts in the attic, not on the roof. The attic shows the wet path: darkened sheathing, a wet rafter, a stain on the underside of a deck board, or daylight at a nail hole. The wettest point is nearest the source, and the roofer moves uphill from there until the framing is dry. Moisture meters and a thermal camera help where the wet area is hidden behind insulation.

On the roof, the roofer checks the flashing and penetrations first, then the covering around them, then the valleys and the edges. In a leak after a storm the most likely spots are the points where the storm pushed water sideways under the covering, which is why the wind direction in the storm matters to the diagnosis.

  • Start in the attic at the wettest framing member
  • Check flashing and vent collars before the covering
  • Note the wind direction that brought the leak on

What can be done before the repair is booked?

Contain the water, protect the room, and photograph the damage before anything is moved or cleaned. Those photographs are the start of the record.

The first hour matters for the room, not the roof. Water on plaster, carpet and paper does its damage quickly, so the aim is to keep it off the surfaces it can soak through. Photographs taken before anything is moved, with a date, show what the leak did and where it started, and they help with any later claim.

Do not try to repair the roof in the rain or on a steep slope. A temporary cover is the most that a homeowner should do, and it should be applied from a secure ladder with a second person present, or left to the roofer.

  • Place containers and towels before anything else
  • Photograph the ceiling, the walls and the floor before cleaning
  • Move valuables out of the path of the water

When does a leak mean the roof needs more than a repair?

When the leak has more than one entry point, when the decking is soft across a large area, or when the same spot leaks after each repair.

A single leak with a single cause is a repair. A roof that leaks in several places at once, or whose decking gives under foot, is telling you that the covering or the deck has reached the end of its life. A roofer should be able to show the evidence, and the replacement question is answered in writing, separately from the leak repair.

Repeat leaks at the same spot are also a signal. If a repair has been made twice and the water comes back at the same point, the first repair was not the cause, and the roofer should look at the framing and the flashing before the covering is touched again.

  • Leaks at more than one point after a single storm
  • Decking that gives under foot across a large area
  • The same spot leaking after two repairs

What belongs in the written record after a leak repair?

The point of entry, the cause, the repair made, the materials removed, the readings taken and the photographs. It is the document an insurer or a future roofer will ask for.

A short written record after a leak repair is worth asking for. It should say where the water entered, what the cause was, which materials were replaced and which were dried, what the moisture readings were at the start and the end, and what was photographed. Without that record, a second leak later on becomes a dispute about who did what.

The record should also say what was not done. A roofer who finds an aging covering elsewhere on the roof should name it, date it and say it was not in the scope of the leak repair, so the homeowner knows what to plan for.

  • The point of entry and the cause, in one sentence each
  • The readings at the start and at the end of the drying
  • Any item found but not in the scope, named and dated
Options

Types and options for roof leak repair

Flashing and penetration leaks

The most common source. Chimneys, walls, skylights and vent pipes need the flashing reset or the seal replaced, and the work is usually small but precise.

Covering and membrane leaks

Lifted or torn shingles on a pitched roof, or a split seam or blister on a flat one. The repair is a patch or a replaced section, with the surrounding material checked.

Drainage-driven leaks

Water that backs up behind a clogged gutter, a drain or a scupper and finds its way under the edge. Clearing and correcting the drain is the repair, and the roof is checked for the damage it caused.

Why roof leak repair is different in Greater Albuquerque

Hail reports in the FACTS sheet, including one about 4 miles from the city on 8 January 2026, are a reason a leak after a storm is worth calling in promptly.

Attics in older city stock and in newer subdivisions in the county are built differently, and the roofer adjusts the search to the framing it finds. The method is the same.

Several of the towns on this line, including Corrales and Placitas, are reached over longer distances, so the roofer confirms the arrival window when the call is taken rather than promising one.

FAQ

Roof Leak Repair FAQs

Should I turn off the power to the wet room?

Switch off the light and the appliances at the switch and keep clear of any fitting near the water. If water is near the main panel or the wiring is wet, leave the power alone and say so on the phone.

Can a leak be fixed the same day?

Often the entry point can be stopped the same day. A full repair and a drying plan may need a second visit, and the roofer will say which applies.

Will my insurer cover the damage from a roof leak?

That depends on the policy and the cause, and the insurer decides. The record and photographs help either way. The New Mexico Office of Superintendent of Insurance takes complaints about claim processing.

Why does the leak appear in a different room from the damage?

Water travels along framing and under finishes before it drops. The stain is usually downhill from the entry point, so the roofer starts from the attic rather than the stain.
